Avinashi Road is among the first addresses anyone in Coimbatore names when property comes up. According to one property portal’s tracker, it was about ₹7,450 per square foot in 2023, ₹6,950 in 2024, and ₹7,250 in 2025. So even there, one year went backwards.
That is worth knowing before you start looking at premium apartments in Coimbatore with ten years in mind. What holds its value is mostly things you can check now. A forecast, however confident, is the weakest of them.
Below, we go through how prices and rents have actually moved, what tends to decide resale, and how EKTA, our project in Kalapatti, stacks up. Figures are credited to their source, and where the data runs thin, we have said that too.
PROPERTY APPRECIATION IN COIMBATORE: UNEVEN, BUT REAL
Prices here have gone up, just not evenly. The same House tracker (June 2025) shows the IT-corridor locality climbing about 20 percent from 2023 to 2025. Vadavalli managed roughly 9 per cent over the same two years, after a dip in 2024. Avinashi Road finished 2025 a little under where it started.
The article’s own forecast is 10 to 15 percent a year through 2026. Look at its table, and you will see that none of the three localities kept that pace across both years. We would trust the table over the forecast.
RENTAL INCOME: THE QUIETER HALF OF THE RETURN
Rent is easy to ignore when you are watching prices, yet it matters for any long-term property investment in Coimbatore, since it pays you while you wait for the price to move. Published yield estimates differ quite a bit. Houses have gross yields of 2.5 per cent in suburban pockets and 4.5 percent near IT hubs and colleges. Rent Vs Buy India’s mid-2026 guide says 4 to 6 percent gross for the city, against 2 to 4 percent in Mumbai and Bengaluru.
Treat both as rough. They are gross figures, so maintenance, months without a tenant, and tax all come off the top. Both point the same way, though yields are better where there are offices and colleges, which is a reason to look near the tech parks first.
THE RESALE VALUE OF APARTMENTS IN COIMBATORE: WHAT DECIDES IT
Nobody publishes a clean resale history for Kalapatti, and the portal price figures for the area differ enough that we would not quote one. Request registered sale prices of past sales in the area, and take listing prices as asking prices.
What the next buyer looks at is easier to predict. A clear title and a RERA registration make their bank comfortable. Living close to work and school will expand the market for the flat. A layout that doesn’t waste a lot of room and lets in some natural light and cross-ventilation is better than a layout that looks good in a photo and fails the practical living test in life. While shopping for a parking spot, you can easily forget to pay for it, and then get stuck with no parking once you get home.
WHAT TO LOOK FOR IN PREMIUM APARTMENTS IN COIMBATORE
Kalapatti has plans working in its favour. Master Plan 2041 envisions an outer ring road, and the airport expansion plan includes extending the runway from 2,990 to 3,810 metres, according to a March 2025 report. Both are plans, so treat them as upside only. For the paperwork side, our guide on what to expect when buying apartments in Coimbatore goes through it step by step.

WHAT NOBODY CAN PROMISE
No one can guarantee appreciation, and a seller who does is guessing. Registration charges and brokerage also eat into short holds, which is why property rewards patience far better than it rewards timing. If you may need the money within two or three years, keep it somewhere easier to withdraw.
The Purnaya Perspective
We built EKTA, so naturally we think well of it. The useful part is that you can test it against the checklist above and against any other project on your list. It has 78 homes on about an acre, with every unit facing north or east, two covered parking spaces per unit, and both tech parks within about two kilometres of the gate.
